Most new master-planned, amenity rich, communities like Windsong Ranch have their infrastructure and amenities funded by a Municipal Utility District (MUD) or other special taxing authority that is paid for by the homeowner.  Is Windsong Ranch part of an MUD?
Windsong Ranch residents pay only standard city, school and county taxes. There are no MUD or special utility taxes.

What are the total monthly out-of-pocket costs?
Compare Prosper's water costs with water costs in other cities in the area. Windsong's low taxes, affordable HOA dues and lower water bills offers a substantial savings in your total monthly expenses over comparable master-planned communities.
 
How much are the monthly Homeowners Association Dues? What do they include?
Monthly dues are set at $118.00 per month and are billed quarterly. Your dues include the maintenance and upkeep of all common areas in Windsong Ranch as well as a high level of Lifestyle programming by a full time Lifestyle Director. Community management is handled by CCMC, a professional management company that specializes in master-planned communities.
 
What do you mean by lifestyle and what kind of community events will there be?
Lifestyle is the difference between just living in a neighborhood and belonging to a community. There are events for children, adults-only events, and events geared towards families. Some examples are monthly happy hours, family movie nights, cooking classes, S'mores with Santa, and our signature annual event The Windsong Wine & Music Festival.

In addition to the monthly events calendar, there is a full calendar of activities, clubs, and classes. We will have fitness classes including yoga, tennis, stroller strides, zumba, and more. We will have a walking group that will meet weekly to explore the Windsong Trail, Coffee Talk with your neighbors and countless other activities to keep you active, connected with your neighbors, and entertained within your community. We will plan our activities and events around the resident's wishes and common interests.
 
What is included in Windsong Ranch's Master-Plan?
At over 2,000 acres, Windsong Ranch is a master-planned community that will ultimately include 3,500 single family homes, four amenity centers, four schools, two fire stations, and over 600 acres of green space, parks, creeks, trails, and amenities. A 46 acre retail development is also planned for the northeast corner of Hwy. 380 and Gee Rd. which will include a Kroger Marketplace, as well as neighborhood retail and restaurants.

Windsong students attend the outstanding Prosper ISD schools.

Windsong Ranch Elementary is the first of four total planned Prosper ISD school locations in Windsong Ranch. There are currently plans for one additional elementary school, a middle school, and a high school.
